  • Explanation of all contractual documents
  • Negotiation and drafting of the purchase offer (Proposta)
  • Setting up inspections
  • Selection of a notary (Notaio)
  • Drafting the preliminary sales contract (Compromesso) and its registration
  • Due diligence:
    • Ensuring that the property meets all urban planning laws
    • Energy rating certificate (APE)
    • Certificate of habitability (Certificato di Agibilità/Abitabilità) (where required)
    • Working with the seller’s agent to resolve any possible property inconsistencies
    • Preemptive property rights (Diritto di Prelazione)
    • Encumbrances, easements, or third party rights
    • HOA/Condominium details and financial obligations
    • Thoroughly checking the title deed for any issues or inconsistencies before the closing
  • Power of Attorney (Procura Speciale) (at additional cost)

Pre-Sale Services

  • Application for the Italian Fiscal Code (Codice Fiscale) on your behalf (at additional cost)
  • Help with opening an Italian bank account (at additional cost)
  • Developing a clear picture of your needs
  • Discussing taxes associated with purchasing in Italy
  • Research and selection of properties
  • Contacting listing agents
  • Scheduling appointments

Post-Sale Services

  • Transfer or set up of utilities
  • Registration of the final sale contract
  • Coordination of other services on request (at additional cost)
